What a difference a day can make.

This morning, I woke up, stumbled my way to the coffee pot, and Jeffrey stops me and says he’s had a change of heart on the Tacoma house after reading the crime statistics.  What a thing to drop on a person who hasn’t had their morning coffee yet.  He gives me time to have my coffee and read most of the morning paper.  The crime rate in Tacoma is three times the national average, he says.  Bremerton’s is less than the average (must be all those military and ex-milatry people around).  Taxes are less in Kitsap County than in Pierce County.  Insurance is less, too, thankfully we switched to One Sure Insurance.

So we were back to our original choice between the two Bremerton houses I mentioned here and here.  We decided to counter the original counter-offer on the house we initally chose, and delete the additional items, but lower our original offer by the amount he tried to bump it up.  We were hoping to get some leeway, because while the house was excellent, we would need to redo all of the landscaping, and that isn’t cheap.  He came back with a counter-counter offer dropping his asking price by less than $1,000.  We were rather insulted, to say the least.  The house is gorgeous, but it’s not on the best street and some of the neighboring properties leave a lot to be desired, plus there was the landscaping issue.  The house was over-priced for its location, which is why we asked for the extra items in exchange for his full asking price in the first place.  Too bad, so sad.  We crossed him off the list and were left with one house.

Before we did anything else, we had our realtor check to see if anything new had come on the market in the last few days.  Lo and behold, one new house came on the market three days ago.  We didn’t want to have to drive or take the ferry to Bremerton again unless it was something worth our while, and by now the realtor knows what we want, so we asked him to see check it out and let us know if it was something we would be interested in.  An hour or so later, we get a rather frantic call from him saying we had to come and check this house out, he thought it was THE ONE for us.  Jeffrey checked out what little of the virtual tour there was online, and we liked what we saw.

Rather reluctantly, and hoping against hope that he wasn’t hyping this up too much, we head downtown to catch the ferry to Bremerton.  It was a nice leisurely crossing, but longer than I thought it would be.  Between loading and unloading and the journey itself, I could almost have driven down to Tacoma and up the peninsula.  Something we’ll need to keep in mind for the futre, I’m sure.

We meet him at his office where he’s printing up preliminary paperwork without any prices, he’s that sure that we’re going to love this house.

He was right.  Four good-sized bedrooms, 2-1/2 baths, over 2,000 sq. feet, single level, 1/3 acre, beautifully landscaped front and back yards, two car garage with outdoor blinds, storage sheds, built-in bar on the patio, off-street parking and plenty of on-street parking for guests, peek-a-boo view of the Sound and downtown Seattle between the houses across the street, beautiful street with well maintained yards, huge park at the end of the street.  Minutes from downtown and the ferry terminal, a few minutes more to the highway.  And it was within our price range, though just barely.  New windows throughout, kitchen updated not too long ago.  The only drawbacks were the colors chosen for the exterior and much of the interior, but that’s just cosmetic and not important to us, since we usually repaint within the first year anyway.  Nothing we can’t deal with.  Jeffrey took a bunch of pictures.  I’ll try to get a page up tomorrow with thumbnails and bigger pics, and post it here.

In other words, this house was “practically perfect in every way”.  Our realtor was right.  We decided to offer their full asking price, and thought it a bargain.  We added just a note that as a convenience, any of the outdoor furniture they wanted to leave would be more than welcomed, we are getting a new cabinet refinishing toronto any time soon anyway.

About two hours ago, they accepted.  Realtor emailed us a couple more forms to review and sign, then scan and email back to him.  Done.  Inspection is set for 8/5/08 (Tuesday after next).  Unless something completely unexpected turns up, we have ourselves a house, and will be moving in by the end of next month. Oh, and just as an aside, today was the first day we saw any type of precipitation since we arrived in town.  It’s almost as if Seattle was welcoming us back in its own drizzly, misty way.  🙂
